We believe in providing our clients with as much information about the projects they are interested in before we begin so that you can make an informed decision. This page offers a breakdown of some popular jobs along with their estimated price range, which may help give insight into what type or level project would work best for your home!

We provide you with a Fixed Price for your project

At Clar Construction our goal is to provide you with a clear understanding of exactly what your project investment will be before construction begins.  By having all the details for the scope of work of your project, our team of knowledgeable professionals will be able to provide you with an agreed upon fixed-price for your project.

What's included in our Fixed Price?

When discussing pricing, we speak in terms of construction budgets. Each house is unique and we will specify what is and what isn’t included in the estimated price ranges you see in this guide. If we both choose to work together you will receive a detailed list of the work that will be performed in your fixed-price contract

All labor and materials to produce all components of the project (unless otherwise specified).  
These include but are not limited to:

Note:  Additional items, if needed and or requested by you, may be included in your construction agreement.

Not Included:

  • Appliances: We will guide this process and facilitate installation but ask our clients to purchase appliances directly from an appliance vendor.
  • Permits are on a case-by-case basis and may or may not be included. Rest assured we will be on the same page about any permits that are required for your project.

Kitchen Project Estimated Pricing

Level 1 Kitchen - Updated Space

Old cabinetry and fixtures are removed to make way for a completely new look and a design that matches your lifestyle. 

A kitchen remodel at this level would include new countertops (quartz or similar), flooring, sink, faucets, lighting, and customized cabinets. Options can include full-height tile backsplashes and under-cabinet lighting. This price range usually applies to smaller kitchens that do not require walls to be opened or plumbing and electrical to be moved.

Level 2 Kitchen - Full Renovation

Reconfiguration of your kitchen layout that meets your specific needs and tastes.

Your kitchen will undergo a full “gut” renovation, with upgraded plumbing and electrical. Options include opening up walls, moving sinks and appliances, changing window configuration, and adding an island or peninsula eating bar.

Level 3 Kitchen - High-End Transformation

High-quality custom cabinetry, direct access to an existing patio or deck, a prep sink, higher-end fixtures, and finishes. We may also explore the option of removing walls and expanding the kitchen into adjacent areas for adding square footage.

While kitchen remodels at this level are not inexpensive, and done well, they can add much to your home, providing a new level of functionality and a new level of functionality and quality.

Factors that can add cost to a kitchen remodel project

  • Price point and quality of new finishes and fixtures
  • In-floor radiant heat
  • New windows
  • Higher-end countertops, designer or artisan tile, and high-end brand fixtures
  • Custom tile-work with built-ins and more complicated details
  • Additional cabinetry and built-in storage
  • Relocation of appliances and plumbing
  • Moving or opening walls
  • Adding exterior access

Bathroom Project Estimated Pricing

Level 1 - Updated Space

Old finishes, flooring, fixtures, and drywall are removed, preparing your space for a fresh start.  A bathroom remodel at this level would include a new toilet, sink, vanity, and quartz countertop. Old tubs and surrounds can be replaced with a new shower and custom tile surround. 

Options can include updated lighting, an improved ventilation system, and towel bars. This price range usually applies to bathrooms that do not require a change in layout or plumbing.

Level 2 - Full Renovation

Best suited for Bathrooms starting at 5’ x 8’ and above. Full renovations can provide the opportunity to start from scratch with a new layout, making an outdated bathroom functional and inviting. Sometimes we can grab some space from an adjacent room to increase the size of the bathroom

Level 3 - High-End Transformation

Transforming your master bath can be one of the most rewarding investments you can make in your home. Beautifully crafted vanities, separate soaking tub and shower, artfully designed tile, a wall-hung toilet, and custom built-in storage are all within reach at this range. “Wet” bathrooms with curb-less showers can add convenience and accessibility over the long term. 

While bathroom remodels at this level are not inexpensive, they can be one of the most cost-effective ways to add a true feeling of quality and comfort to your home. Building an additional bathroom within the existing footprint of your home often falls within this price range as well.

Main-Floor Owner’s Suite Addition

New owner’s bedroom, a private bathroom, and a walk-in closet to your home. If your lot can accommodate expanding the footprint of your house, a main-floor addition can add usable space and greatly increase the livability of your home at a reasonable price.

Main-Floor Kitchen Addition/Renovation

 If your kitchen and dining room are compartmentalized and short on space, you may want to consider adding on to the footprint of your home to get the meal prep, family time and entertaining space you desire. In this price range, you will likely be able to add redesigned access to a covered porch or other outdoor living areas. Your kitchen will be tailored to meet your exact needs.

Second Floor Dormer Addition

A dormer addition can do wonders for a claustrophobic partial second-story space with sloped ceilings or transforming an unfinished attic into finished space.  By reconfiguring the roof line and adding windows, you will not only create the head height to add a bathroom or bedroom, but you can bathe your new space with natural light. This price assumes that you already have stairway access to this upper level.

Full Second Story Addition

The ultimate space-creating project, a full second-story essentially doubles your home’s living space. It is not uncommon to add a full owner’s suite (bedroom, private bath, and walk-in closet), two additional bedrooms, another bath, a laundry room, and a staircase to access it. During the process, the exterior is resided and repainted, and the walls and foundation are engineered to support the new floor and roof loads.

Two-Story Addition

This “two-for-one” style of addition is popular because it allows you to add living space on the first floor, with a new stairway accessing a new second-floor owner’s suite. (If the new first-floor space includes a kitchen, the price will be higher.) A two-story addition extends the footprint of your home (usually into your backyard) and can include a new back porch entryway, mudroom, and other amenities.
